What is involved

What the inventory asks for.

The list barely changes between agents. Oven, inside cupboards, inside windows, appliances, and every surface in every room, with the property empty.

Kitchen, in full

Inside the oven including the door glass and the shelves, hob and extractor, inside and outside every cupboard and drawer, fridge and freezer defrosted and cleaned if switched off, washing machine drawer and seal. This is the room deposits are lost over.

Bathrooms and limescale

Descaling taps, shower heads, screens and tiles, the toilet including behind and underneath, extractor grille. Wirral water is hard, so limescale is the usual finding rather than dirt.

Everywhere else

Inside windows and sills, all cupboards and wardrobes emptied and wiped, skirtings, doors and frames, switches and sockets, carpets vacuumed throughout, hard floors washed.

On the day

How an end of tenancy clean actually runs.

  1. Check it is empty

    Cupboards, under the stairs, the loft hatch area and the garden. Anything still in the property is something the inventory will be checked against with it gone.

  2. Oven first

    Shelves and racks come out and go into a soak at the very start, because they need the longest and everything else can happen around them.

  3. Kitchen and bathrooms

    Descaling treatments on, cupboards emptied and wiped inside and out, appliances, then everything rinsed and dried.

  4. Every room, top down

    Inside windows, sills, doors, frames, switches, skirtings, wardrobe interiors, and the tops of everything.

  5. Floors and the rebuild

    Oven reassembled and checked, carpets vacuumed to the edges, hard floors washed, and a walk round against the inventory.

Why empty matters

A property that is not empty cannot be cleaned to a check out standard.

The check out inspection is done on an empty property, so it sees inside every cupboard, behind every door and under everything that has gone. A clean done around bags in the hall and a fridge still full is measured against a standard it was never able to reach.

Utilities are the other half of it. There is no cleaning without hot water and no vacuuming without a socket, and supplies are often ended on the day the tenancy does. If the power or water has been cut off, tell us before the day rather than on it, because we cannot work round it.

The last thing worth knowing is that carpet vacuuming and machine carpet cleaning are different jobs. Some tenancy agreements specifically require the second one, with a receipt. Vacuuming is included here; machine cleaning needs different equipment and drying time, so it has to be booked rather than assumed.

End of tenancy questions.

An end of tenancy clean is a one off to a fixed standard. A property being lived in wants a regular round, and a landlord with several units usually wants the commercial arrangement. Regular domestic cleaning, Deep cleaning, Oven cleaning.

Will this get my deposit back?

It removes cleaning as a reason to withhold it, which is the part we control. It cannot fix damage, wear or anything that was already noted at check in, and we will tell you on the day if we find something in that category.

Does the property have to be empty?

Yes. The inspection is done on an empty property and so is the clean. Cupboards with things in them get cleaned outside only, and that is exactly where a check out looks.

Is the oven included?

Yes, in full: shelves and racks out and soaked, door split where the model allows, cavity and door glass. It is the single most disputed item on a check out, so it is never an optional extra on this service.

Do you clean carpets?

They are vacuumed throughout including the edges. Machine carpet cleaning, which some agreements specifically require, is a separate job with different equipment and drying time. Tell us if your agreement asks for it.

How long before the check out should I book?

The day before the inspection is ideal, with the property already empty. Booking it for the same morning leaves nothing in hand if we find the oven is worse than the photos suggested.

Do you clean the outside of windows?

No. Inside glass, sills, frames and tracks are included. Exterior glazing is a different trade, and most tenancy agreements only require the interior in any case.

What if the check out still fails on cleaning?

Tell us what was raised and show us the report. If it is something within the scope we agreed and we missed it, we come back and put it right.

Can you do it while the tenant is still moving out?

It is not worth paying for. Anything cleaned before the last of the furniture leaves gets marked again on the way out, and the cupboards we most need access to are usually the last to be emptied.
